House Extension
What are the costs involved when moving home. Obviously, you have the problem and costs involved with selling your current property. Estate agents fees can add up to quite a large sum these days. Also you have stamp duty to pay on your new home - remember this is 1% of the value up to £250,000, but 3% for houses of £250,000 to £500,000. Depending on which area of the country you live in there are an increasing number of houses that fit into the upper bracket. Actual removal costs and solicitors fees could approach £2,000, and then, of course, there is the increased mortgage repayments.
Adding an extension to your house is obviously dependent on whether or not you have the available land adjacent to your property. If it is available an extension may be a more viable option compared to moving house, especially in areas where the difference in price of a house compared to the next size up is a daunting prospect. House extensions can create hassle - you may not be able to use your drive or garden for a few months. But you have the advantage that you don't need to move, and therefore, you are not dependent on selling your property and finding a new one that suits your needs - both within a time limit.
Loft Conversion
If you need more space but do not want to extend outward on to your garden why not consider a loft conversion or a basement conversion?
Loft conversions and basement conversions are becoming more popular due to uncertainty over house prices and the high hidden costs of moving (solicitors fees, estate agents fees etc). Many people choose to have a loft conversion or basement conversion because they want more space but like the house or area they are already in and, although they want more space they do not want to move.
The space in a loft or attic can be as much as 30% of the total floor area of the home. It usually only contains a cold water storage cistern and chimney stack. In almost all cases it is wasted space that can be turned into habitable space. If the attic is used for storage there is no need to lose all of this storage space as some attic space can be retained.
Basement Conversion
A cellar conversion can be a solution for those who want more space but do not want to move out of their area, or want to avoid the costs associated with moving. A basement conversion can add 20 to 30% to the value of the property. Older style properties are usually more suitable for a basement conversion as they have suspended timber floors. There does not always need to be an existing cellar. It is possible to create a basement for a modern property, but this is more complex.
Converting House into Flats
Planning consent is required for sub-division of a dwelling to two or more units. The upgrade required includes the following.

Underpinning is required when a building is subsiding or suffering from ground heave. Underpinning can also be used to enable basement construction by adding depth to the buildings original footings.
The success of any underpinning project is determined by the contractors carrying out the work; in most cases once the work is complete it is back-filled again within a few days so it is imperative that the work is undertaken by a competent, trustworthy contractor. All work is undertaken by highly trained and experienced staff who are fully supervised to ensure our high level of workmanship is maintained.
We mostly undertake traditionally excavated underpinning but can work to any engineer's drawings.
